Self-Managing vs. Hiring a Manager: The Real Math

Thousands of Arizona owners self-manage their short-term rentals, and some do it well. If you are deciding which camp to join, you deserve the honest version of the math, and the honest version starts with this: comparing a manager’s fee to zero is the wrong comparison. Self-managing is not free. It costs your time, your tool stack, and, most invisibly, the revenue gap between amateur and professional operation.


What self-managing actually costs

•     Your hours. Guest messaging around the clock (including the 2 a.m. lockout), cleaner scheduling and inspections, maintenance calls, listing updates, and pricing reviews. Most self-managing owners report 10 to 20 hours per month for one property, more in peak season.

•     Your tool stack. A pricing tool, smart-lock software, noise monitoring, a channel manager if you list beyond one platform, and accounting time for monthly TPT filings. Individually small, collectively a real monthly bill.

•     Your mistakes. The weekend you underpriced during a citywide event. The review that dinged you for a cleaning miss. The month your listing slid down the search results because response times slipped. None of these show up as line items, and they cost more than the line items.


The side-by-side

•     Guest messaging: you, 24/7, or a team with a sub-60-minute response standard.

•     Pricing: a subscription tool plus your weekly attention, or a revenue system tuned daily against live comps and events.

•     Turnovers: crews you recruit and inspect yourself, or triple-checked turnovers: inspection, clean, QC sweep, plus an arrival-day warm-up of the home.

•     Maintenance: your contractor list at market rates, or an in-house team with no markup.

•     Compliance: your license renewals and monthly TPT returns, or handled entirely.

•     Distribution: the platforms everyone has, or those plus channels like Marriott Homes & Villas that individual listings cannot access.


Now the revenue side, with real numbers

Here is the part of the math most owners never see. Over the last twelve months, AirDNA puts the average home in our markets at about $208 per available night, roughly $76,000 gross per year. BonVoyage-managed homes averaged about $299 per available night, roughly $109,000. Run the comparison honestly:

•     Self-managed at the market average: about $76,000 gross, and you did all the work.

•     Professionally managed at our portfolio average: about $109,000 gross. After a 20% management fee, about $87,000 net to you, and your hours went to zero.

In that scenario the management fee did not cost you money; the owner cleared roughly $11,000 more per year than the self-managed market average, before valuing a single hour of reclaimed time. One fair caveat: the market average includes both self-managed and managed homes, so treat this as directional. The break-even question is simply whether professional operation lifts your revenue by more than its fee. A 25% lift covers a 20% fee; our portfolio’s gap has run about 40%.


When self-managing genuinely makes sense

We would rather be honest than persuasive: self-managing can be the right call if you live near the property and enjoy hospitality, if you have one home and genuinely flexible time, if your market is a low-velocity seasonal one where midweek demand barely exists, or if the project itself is the point for you. The owners who regret self-managing are the ones who priced their time at zero and found out its real rate in February.


Four questions to decide with

•     What is my time worth per hour, and how many hours did this take me last month?

•     Is my revenue per available night above or below my market’s average? (If you do not know it, that is itself an answer.)

•     When did I last adjust prices for an event I did not know was coming?

•     If I stopped answering messages for 48 hours, what would happen to my ranking?
